Mumbai, May 2026: India’s logistics and warehousing sector is undergoing a notable geographic realignment, with Western India—particularly Maharashtra and Gujarat—rapidly strengthening its position as the country’s leading growth corridor. According to recent industry estimates, Mumbai alone contributed nearly 42% of India’s total warehousing absorption during the early months of 2026. Combined, Mumbai and Pune accounted for more than 80% of overall leasing activity, reinforcing the western region’s growing influence in the national logistics ecosystem.
Industry observers believe this strong concentration is being driven by dense consumption markets, robust EXIM trade activity, and close connectivity to major industrial zones, making the western corridor one of India’s most efficient logistics networks.
“The continued concentration of warehousing demand within high-performance logistics clusters points toward a broader structural evolution. Western India is currently leading this transformation,” said a senior analyst from a leading real estate consultancy.
Infrastructure Expansion Reinforces Maharashtra’s Logistics Dominance
The region’s growth trajectory is also being supported by Maharashtra’s aggressive investment plans, which aim to attract nearly ₹30 lakh crore in investments, with logistics infrastructure identified as a major priority area.
Major projects—including integrated logistics parks in Navi Mumbai and the ongoing expansion of established warehousing hubs such as Bhiwandi—are significantly improving the state’s capacity to support large-scale, technology-enabled supply chain operations.
At the same time, upgrades in expressway connectivity and multimodal transport systems are expected to improve cargo movement, reduce turnaround times, and strengthen distribution efficiency across critical trade corridors.
“The industry focus is gradually shifting toward the creation of integrated and scalable logistics ecosystems capable of supporting future industrial demand,” noted an infrastructure policy specialist.
Gujarat Continues to Emerge as a Key Industrial Logistics Hub
Alongside Maharashtra, Gujarat is further reinforcing its status as a high-efficiency logistics and industrial powerhouse, backed by strong policy support and strategic connectivity advantages.
The Ahmedabad–Mumbai economic corridor is playing an increasingly important role in enabling faster cargo movement and deeper business integration. Simultaneously, industrial growth across sectors including chemicals, pharmaceuticals, and engineering is boosting demand for specialised warehousing and storage infrastructure.
“The western corridor is steadily evolving into a fully integrated industrial and logistics ecosystem, rather than functioning purely as a transit route,” said a supply chain strategist.
Technology-Led Warehousing Demand Gains Momentum
The sector’s expansion is also being supported by long-term structural demand drivers, such as:
• Rapid growth of e-commerce
• Manufacturing expansion
• Rising dependence on third-party logistics (3PL) providers
These trends are accelerating demand for Grade-A, technology-enabled warehousing facilities, with companies placing greater emphasis on automation, digital visibility, and operational efficiency.
“Efficiency, scalability, and operational resilience have now become fundamental requirements across logistics operations. Technology adoption is no longer a competitive advantage—it is a necessity,” said a senior logistics executive.
